The Step-by-Step Custom Home Building Process on the Alabama Gulf Coast

From first consultation to final walkthrough, here's what actually happens at each stage of building a custom home on the Gulf Coast, and what to expect from us at every point along the way.

Building a custom home is a big decision even before the first shovel goes in the ground, and most of the anxiety around it comes from not knowing what actually happens next. We keep our process to four deliberate stages, with one point of contact throughout, so you always know where your home stands. Here's what each stage really looks like.

Stage One: Consultation

Every project starts with a conversation, not a contract. We talk through your lot (owned, under contract, or still being considered), how you actually want to live in the home, and a realistic budget range based on comparable projects we've built. This is also where we walk the site if you already own it, since flood zone, elevation, and access conditions shape everything that follows. Nothing gets designed until this groundwork is in place.

Stage Two: Design

Your ideas become drawings here, refined together until the plan fits both your lifestyle and the practical realities of building on the coast. This includes structural engineering for the FORTIFIED Gold load path from the start, not added on later, along with material selections for windows, siding, and roofing suited to the site's wind exposure. Expect several rounds of revision. A plan that looks right on paper but doesn't account for how a room actually gets used isn't done yet.

Stage Three: FORTIFIED Build

Construction begins with permitting and site preparation, followed by foundation work, framing (ICF or traditional, depending on the design), and the systems that go in as walls close up. Every connection in the load path is documented and verified at required inspection points to hold up the FORTIFIED Gold certification with your insurer, not just on paper. You'll get regular updates through this stage, with photos and a clear sense of where things stand, so there are no surprises about progress or timeline.

Stage Four: Hand-off

A final walkthrough covers every system in the home and any punch-list items before keys change hands. This isn't the end of the relationship. We stay reachable after move-in, which matters more on a coastal build than most, since a hurricane season eventually tests every home we build.

How Long This Actually Takes

Timelines vary by home size, site conditions, and permitting, but most custom builds on the Gulf Coast run twelve to eighteen months from signed contract to final walkthrough, with design and permitting typically taking two to four months before construction itself begins. Weather, material lead times, and change orders are the most common sources of delay, and we account for all three in the schedule we set with you up front rather than promising a number we can't hold to.

Frequently Asked Questions

Do I need to already own a lot to start the process?

No. We regularly start the consultation stage with clients who are still evaluating lots, since site conditions materially affect design and budget, and it's better to weigh those in before a purchase than after.

Can I use my own architect or designer?

Yes. We work with outside architects and designers regularly and coordinate directly with them on structural and FORTIFIED requirements, or we can handle design in-house depending on what you prefer.

How often will I hear from you during construction?

You'll have a single point of contact throughout the build and regular scheduled updates, in addition to being able to reach out any time a question comes up. Coastal builds involve enough variables that we'd rather over-communicate than leave you guessing.
